When you need this form

Roofs, facades, slabs, walls, stairs and balustrades all degrade, and the damage is usually visible long before it is dangerous. Inspections are run when taking on a building, at handover between managers, during a purchase or disposal, and on the routine condition cycle. Undocumented defects become the new party's liability, so both buyers and incoming managers want the fabric assessed and dated before they sign.

Condition claims turn into disputes without dated images. A live inspection anchors every defect to a location, a photo and a timestamp, so a crack recorded at handover cannot later be blamed on you. Owners also get something usable: defects ranked by risk, feeding straight into a capital plan rather than sitting in a PDF report nobody opens twice.

What good looks like

• Each element assessed separately: roof, facade, structure, stairs, balustrades, drainage.
• Defects located precisely by level, grid or room, then photographed.
• Condition rating per element, with the basis for the rating noted.
• Corrective actions with priority and an owner, not a vague recommendation.
• Inspector name, date and access limitations recorded honestly.
